Standardize the rent of Willow Farm Plots
The residents of Willow, through their elected representatives in the Commission and the force of law ordained to that Commission by the people through the Willow Charter, do hereby enact the following provisions into law:
PART I - PRELIMINARIES
1 - Short Title and Enactment
(1) This Act may be cited as the 'Willow Farm Plot Prices Act'.
(2) This Act shall be enacted immediately upon its signage.
(3) This Act has been authored by Sujal1048J.
(4) This Act has been co-sponsored by Daiseeyy.
2 - Reasons
(1) The current rent prices of Willow Farm Plots are imbalanced, resulting in smaller plots being charged more than larger plots and vice versa.
(2) Some plots also have uneven rental periods.
(3) This act will standardize rent prices of Willow Farm Plots based on their size, ensuring consistency in rent prices and standardizing the rental period.
PART II - PLOT RENT STANDARDIZATION
3 - Standard Rental Periods
(1) All Willow Farm Plots shall have a standardized rental period of 30 days.
(2) No Willow Farm Plot may be rented for a period shorter or longer than 30 days, unless otherwise authorized by law.
(3) Upon the expiration of a rental period, the tenant may renew the plot subject to the rent established under this Act.
(4) All Willow Farm Plots will have 2 rent extensions.
4 - Standard Rent Price Brackets
(1) Beginning on the next renewal date of each Willow Farm Plot, the rent of the plot shall be determined according to its total area.
(2) The following rental brackets shall apply to all Willow Farm Plots:

| 2,501 - 4,000 blocks | $500 | 30 Days |
| 4,001 - 5,500 blocks | $700 | 30 Days |
| 5,501 - 7,000 blocks | $1,000 | 30 Days |
| 7,001+ blocks | $1,200 | 30 Days |
(3) For the purposes of this Act, the area of a plot shall be determined using the officially recorded plot area (/cs area <plot>).
(4) Any Willow Farm Plot designated as a New Player Plot shall be rented at 50% of the standard rent applicable to its plot area under subsection (2).
(5) The 50% discount provided under subsection (4) shall apply for as long as the plot remains designated as a New Player Plot.
5 - Application Upon Renewal
(1) The standardized rent established under Section 4 shall apply to a plot upon its next renewal date following the enactment of this Act.
(2) A plot shall retain its existing rent and rental terms until its current rental period expires.
(3) Upon the next renewal of a plot, its rent shall automatically be adjusted to the applicable rental bracket established under Section 4.
(4) No tenant shall be required to pay the difference between the existing rent and the standardized rent before the next renewal date.
(5) The standardized rental period of 30 days shall apply upon the next renewal of each plot.
6 - Changes in Plot Size
(1) If the officially recorded area of a plot changes before its next renewal, the applicable rental bracket shall be determined using the plot's officially recorded area at the time of renewal.
7 - Future and Newly Created Plots
(1) Any Willow Farm Plot created after the enactment of this Act shall be subject to the standardized rental brackets established under Section 4.
(2) The rent of a newly created plot shall be determined by its officially recorded area at the time the plot is created.
(3) All newly created plots shall have a standardized rental period of 30 days.
(4) A newly created plot shall not be assigned a rent or rental period inconsistent with the provisions of this Act.
8 - Exception for Privately Owned Plots
(1) The provisions of this Act concerning standardized rent and rental periods shall not apply to the following privately owned Willow Farm Plots: wl-f0701, wl-f071, wl-f072, wl-f080, and wl-f090.
(2) The owners of the plots listed in subsection (1) shall retain the right to establish and maintain the rent and rental terms of their respective plots, subject to any other applicable law.
(3) The plots listed in subsection (1) shall not be required to conform to the rental brackets established under Section 4.
(4) If any plot listed in subsection (1) is subsequently converted from private ownership to leasehold, the exemption provided by this Section shall cease to apply to that plot, and the standardized rental bracket corresponding to its officially recorded area shall apply upon the commencement of the leasehold.
