Zoning & Regulations


1. Residential
Plots beginning with or-r are residential plots (e.g. 'or-r-001'). Residential plots may only have houses built on them.
1.1) You are not allowed to have farms on your residential plot unless they are underground or hidden. Doing so will result in immediate eviction from plots.
1.2) You're not allowed to have more than 2 empty plots in the town. Doing so will result in immediate eviction from plots.
1.3) Building Themes must be 1950's small-town America.
1.4) Players can not merge residential plots without approval from the Mayor of Oakridge. Doing so will result in immediate eviction from plots.
1.5) Players cannot have houses with more than two visible floors, residential plots may not exceed a height of 20 blocks. As basements and rooftops aren't entirely visible, they are an exception to this rule.
1.6) A citizen may not own more than 1 residential plot of land within Oakridge. Doing so will result in immediate eviction from plots.
1.7) A citizen may not use beacons within their plots, doing so will result in a $500 fine for the first offense, a $500 fine + immediate eviction from the plot.
1.8) All buildings must be under 20 blocks.

2. Commercial Plots.
Plots beginning with or-c are commercial plots (e.g. 'or-c-001'). Commercial plots may only have businesses, offices, shops, apartment buildings, and other commercial buildings built on them.
2.1) You are not allowed to have farms on your commercial plot unless they are underground or hidden. Doing so will result in immediate eviction from plots.
2.2) You're not allowed to have more than 2 empty plots in the town. Doing so will result in immediate eviction from plots.
2.3) Building Themes must be 1950's small-town America.
2.4) Players can not merge commercial plots without approval from the Mayor of Oakridge. Doing so will result in immediate eviction from plots
2.5) A citizen may not own more than 4 commercial plots of land within Oakridge, realtors can own 5.
2.6) A citizen may not use beacons within their plots, doing so will result in a $500 fine for the first offense, a $500 fine + immediate eviction from the plot.
2.7) All buildings must be under 30 blocks

3. Orchard Plots.
Plots beginning with or-orchard are orchard plots (e.g. 'or-orchard-001'). Citizens that rent orchard plots are able to grow all trees on said plots however they are not allowed to grow agriculture on orchard plots.
3.1) Citizens who have structures on top of their orchard plots will be fined $500 first Offence and then evicted after the 2nd offense with a $1,000 fine.
3.2) Citizens may only own 2 orchard plots and can merge plots with the mayor's approval.
3.2.1) Citizens who merge plots without approval will be immediately evicted and fined $500.
3.3) You may only merge plots if the mayor has given you permission to. You may only own one merged plot (two plots in one)
3.4) A citizen may not use beacons within their plots, doing so will result in a $500 fine for the first offense, a $500 fine + immediate eviction from the plot.

4 - Residential Plots: Plots defined as 'or-ar-r-00' are only to be used as residential plots only. Using these plots to set up a chest shop is not permitted. A person may only own one residential plot at any given time. Residential plots are not permitted to be merged.

4.1 - Market Stall Restrictions: A player may not rent more than two (2) market stalls at once.
- First Offence: Eviction

4.2 - Historical building: Historical buildings are approved via the Oakridge Town Council and are protected from unpermitted modification. Modification of these buildings must gain approval from Oakridge Town council.
- First Offence: verbal warning
- Second Offence: Eviction

4.4 - Theme: The town theme is 1950's small-town in America with hints of modern architecture.
